Everything you need to know about listing your property with The Owner Rental Group.
How often will my property be rented?+
This depends on a variety of factors but mainly, the location of the home or condo and the Owner's Use Dates. The most popular times to rent are during High Season and the Holidays, so if the home is available during these periods then there will be a great chance of it renting.
When is high season and low season?+
High season runs from December through April. Low season is May through November, except for popular holidays within that time frame.
How much money will I net during high and low season?+
The net to Owner amount is specific to the home itself, as is the nightly rate. These figures depend on several variables: how often the home will be used by the Owners, if it is available for rentals during Holidays, the location of the home, and the nightly rate. Once we have this information, we will estimate the net to Owner amount.
Can I set my own rates?+
Yes, our Reservations Agent will consult with you on rates specific to your property.
Can I use the home as often as I want?+
Yes, we block out our Owner's use dates in our Reservation Software once they are sent to us.
How much notice do I need to give if I plan to use my home?+
As soon as you are aware of the dates, please send them to us so that we can reserve them for you.
What if I want to use the home when it's rented?+
We are unable to cancel any rentals once we have received the executed rental contract and payment due to being contractually obligated to honor them. We always notify the Owners before booking a rental to be sure of the availability.
Do you cooperate with outside agents?+
We are happy to apply 10% commission to outside agents for referring and helping to complete the reservation process for the specified guest. This 10% commission comes out of the amount that we generate for executing the rentals.
Is there a minimum for how many nights guests stay?+
There is a 2 night minimum for all rentals except for Holidays. Holiday rentals typically require a minimum of 7-14 nights, per the Owner of the home or condo.
Will I be notified of every rental?+
Yes, we always consult with our Owners for approval of the rental dates and revenue before we confirm the availability with the guest.
Are pets allowed during rentals?+
It is up to you as the owner to accept or reject pets. We charge the guest a $350 non-refundable pet cleaning fee to accommodate the deep cleaning that is standard upon departure.
How do I get my home rental ready?+
Upon joining our rental program, we will take inventory of the amenities supplied as well as alert our Owners if there are any necessary changes needed before we generate rentals. We focus on updated furniture and decor with no noticeable wear and tear, and we recommend TVs in each bedroom.
What items do I need to purchase for my home to be rental ready?+
We supply our Owners with a list of required amenities. Once we take a full inventory of the items within the home or condo, we alert our Owners what else may be needed. This ranges from housewares to comforters and more.
