Step by Step
How Our Program Works
Appointment of Agent
We enter into a Rental Management Agreement appointing The Owner Rental Group as your exclusive rental agent for guest-generated rentals.
Marketing & Reservations
We market your property to our established database and referral network. When your property becomes available, we position it to generate maximum exposure and premium occupancy.
Guest Services
We manage reservation confirmations, payment collection, security deposit protection, pre-arrival communications, check-in coordination (4:00 PM), and check-out coordination (11:00 AM).
Housekeeping & Inspections
All generated rentals include arrival inspection, departure cleaning, departure inspection, and luxury linens, amenities & towels coordination.
Owner Reporting & Disbursements
Owners receive detailed monthly accounting of rental revenue, expenses, cleaning fees, taxes, and net proceeds. Transparency and financial clarity are central to our operation.

How long is the management agreement?+
Agreements typically run annually with automatic renewal unless terminated in writing, as outlined in our rental agreement documentation.
What expenses am I responsible for?+
Owners remain responsible for utilities, insurance, property taxes, HOA/ORCA compliance, and maintenance & repairs. We coordinate vendors on your behalf.
How is damage handled?+
All guest-generated rentals include Damage Protection coverage up to $3,000 per occurrence.
Can I use my property whenever I want?+
Yes. There are no restrictions on personal owner use. Simply provide us with blackout dates using our Owner/Guest Use Form.
Do you handle compliance with Florida State & Monroe County?+
We assist in coordinating Local Business Tax Receipt and State taxes, County & State registrations, and rental documentation requirements.
How often do I receive payments?+
Owner proceeds are distributed monthly with detailed statements.

Do you cooperate with outside agents?+
We are happy to apply 10% commission to outside agents for referring and helping to complete the reservation process for the specified guest. This 10% commission comes out of the amount that we generate for executing the rentals.
Is there a minimum for how many nights guests stay?+
There is a 2 night minimum for all rentals except for Holidays. Holiday rentals typically require a minimum of 7-14 nights, per the Owner of the home or condo.
Will I be notified of every rental?+
Yes, we always consult with our Owners for approval of the rental dates and revenue before we confirm the availability with the guest.
